The Challenge
This new Science block is located on the corner boundary of the school, nestled on a sloping site near the bustling junction of Broadwater and Ham Road. Challenges arose due to its proximity to classroom blocks, the school hall, and the substantial student population, making constructing a multi-storey building tricky. Adding to the complexity were site flood levels and the early discovery of in-ground ACM, necessitating a tight schedule to ensure timely completion for the start of the school year in 2019.
The Solution
With a school of 3000+ students and restricted working space, regular and unbiased communication between all stakeholders was critical to this project’s delivery.
Creating a lower ground car park on the sloping site allowed the main building to be raised above the flood zone whilst alleviating some staff car parking concerns.
With inground Asbestos removal restricted to Saturday works, weeks were lost on an already tight delivery programme before the building was out of the ground.
The builder’s methodology required limited Crane use due to access constraints and safety restrictions on adjacent buildings. Using the open atrium as a loading platform, the builder maximised any lifting time outside of school hours and maintained the programme.
Despite the delays, we provided a fantastic new Science facility in time for the start of school consisting of a lower ground/basement car park, seven GLAs, a staffroom on the ground floor, six science laboratories and a prep room on level two.
